“” Hi everyone. Welcome back to the nomadic Spaces podcast. I am Sarah, your host, and today we're going to be talking about comprehensive guide to designing an accessory dwelling unit commonly known as an adu. As urban living has become increasingly popular, the demand for innovative housing solutions has led to the rise of accessory dip dwelling units, or ADUs. ADUs are secondary living spaces added to a primary residential property, providing homeowners with numerous benefits such as extra income, increased property value, and the opportunity to accommodate extended family or guests. If you're considering designing an adu, join me on this journey as we explore the essential elements and key considerations for creating a functional and appealing adu.

Number One understanding the Purpose Before diving into the design process, it's essential to define the purpose of your adu. Are you planning to use it as a rental property to generate income? Will it be a guest house or in law suite for visiting friends or family? Will it be an extra office or play space for the kids? Make sure to consider both short and long term potential usages. Having a clear understanding of the primary use will help shape the layout and amenities of the

number Two check local Regulations each locality has its own set of zoning laws and building codes that govern the construction and design of ADUs. It's important to check with your local planning department to understand the specific regulations and restrictions applicable to your property. Some areas may have size limitations, setback requirements, and parking guidelines that you need to adhere to during the design phase. For example, an adu project I am currently working on in Portland, Oregon, has windows available on certain walls but not on others due to the fire rating.

Number three embrace space Efficiency like tiny houses, ADUs are typically smaller than primary residences, so space efficiency is paramount. Carefully consider the layout and functionality of each area to maximize the available space. Utilize open floor plans, multifunctional furniture, and clever storage solutions to make the most of every square foot.

Number Four blend with existing Architecture your adu should complement the design and style of your primary residence. Whether you opt for a modern, contemporary or traditional look, strive to create a harmonious visual connection between the two structures. Cohesiveness and architecture enhances the overall appeal of your property and ensures a seamless integration of the adu.

Number five prioritize natural Light natural light can make a small space feel larger and more inviting. Incorporate large windows, skylights and glass doors to allow an abundance of sunlight to penetrate the interior. Besides creating a sense of spaciousness, natural light also contributes to a healthier and more pleasant living environment.

Number six consider universal design Principles to make your adu accessible to all, consider incorporating universal design principles. Features such as a zero step entry, wider doorways, lever handles, and walk in showers promote comfort and safety for people of all ages and abilities. Universal design not only adds value to your adu, but also ensures it remains functional and inclusive for the long term.

Number seven Balance privacy and Connection While designing your adu, find a balance between privacy and connection. Consider the orientation and placement of windows and doors to maintain privacy for both the primary residence and the adu. At the same time, create a sense of connection to the surrounding landscape and outdoor areas to enhance the overall living experience.

Number eight Sustainable and Eco Friendly Choices Incorporate sustainable and eco friendly features into your adu design to minimize environmental impact. Consider energy efficient appliances, Led lighting, proper insulation, ecoconscious materials and even solar panels. Not only will this reduce your carbon footprint, but can also lead to long term saving costs on utility bills.

Number nine Outdoor Living Spaces Do not forget to take advantage of outdoor spaces when designing your adu. A well designed outdoor area can expand the usable living space and create a sense of openness. Consider adding a small patio, a deck or a garden space where residents can relax and enjoy the outdoors.

Number ten Consult with design Professionals Designing an adu can be an exciting and complex process. To ensure that your vision becomes a reality, consider consulting with design professionals such as architects or interior designers. Whether it's me or not, who specialize in small spaces, tiny houses and adu projects, they can offer valuable insights, suggest innovative ideas, and navigate the local regulations to bring your adu to life.

To wrap up, designing an adu requires thoughtful planning, creativity and consideration of various factors. By understanding your goals, adhering to local regulations, and implementing efficient and sustainable design principles, you can create an adu that not only enhances your property's value, but also in riches the lives of those who will call it home.
