“Hello. Welcome back to the nomadic Spaces podcast. This is your host, Sarah, and today we are going to be talking about the value of real estate staging and selling furnished properties. In the fast paced world of real estate, making a lasting impression is key to a successful sale. The concept of real estate staging and selling furnished properties has gained significant momentum, revolutionizing the way buyers perceive and interact with homes on the market. This strategic approach not only enhances the visual appeal of a property, but also has the potential to elevate its perceived value and accelerate the sales process.

There is an overwhelming amount of data out there that supports this, but here are just a couple of statistics from the Home Staging Institute. One, a seller who stages can expect an increase of one to 5% from the median listing price. Two, return of investment, otherwise known as ROI for staged homes, can range from 102% to a 909% gain. Those are some pretty powerful numbers, and I really wanted to talk about this topic today because it's truly key to any successful real estate sale or short or long term rental. Um, and when it's done correctly, it all but guarantees a significant return of investment.

I am passionate about using interior design to help my clients achieve their property goals, which is why I offer complementary virtual staging and discounting stage to sell services for all of my seller clients. Perhaps one of the biggest benefits of staged homes is that they photograph exceptionally well and high quality listing photos showcasing a staged property attract more online views, generating increased interest and foot traffic for in person viewings, which results in selling faster and for a higher price.
